Independent Client-Side Leadership for Property Projects

The Architect designs.
The Contractor builds.
Queensbury acts for the client.

Through Project Leadership, Cost Management and Contract Administration, we help clients make informed decisions, protect value and maintain control from definition through delivery.

Most project risk is created before design begins. The earlier decisions are understood, the better outcomes tend to follow.

where we sit

The Architect designs.
The Contractor builds.
Queensbury acts for the client. We sit alongside the design and delivery team, providing independent client-side leadership throughout the project lifecycle. Our role is to help clients make informed decisions, maintain cost confidence and preserve control as projects progress.

Independent of design responsibility.Independent of construction delivery.Focused solely on the client's interests.

WHAT WE DO

Independent leadership, cost confidence and contractual control across the project lifecycle.

PROJECT LEADERSHIPIndependent client-side leadership from project definition through to completion.
We help clients establish objectives, structure delivery teams, manage risk, maintain alignment and make informed decisions throughout the project lifecycle.

COST MANAGEMENTCost certainty begins long before tender. We support budget definition, cost planning, tender analysis, forecasting, reporting and change control to help clients understand financial exposure before commitments are made.

CONTRACT ADMINISTRATIONStructured administration during delivery. We administer building contracts, manage instructions, certifications, variations, practical completion and defects processes to maintain clarity and contractual control throughout construction.

WHo we work with

We are typically appointed where projects carry complexity, sensitivity or long-term consequence. Our clients value considered judgement over haste — and understand that decisions made early shape everything that follows. Based in North Hampshire, we work across the UK with:

Private Clients
Significant residential projects where scale, heritage or personal exposure mean mistakes are costly and difficult to reverse.
Estate Owners, Trustees and Family Offices
Long-term stewardship across estates, phased programmes and evolving operational needs, where governance and sequencing matter as much as design intent.
Organisations with Operational or Complex Assets
Occupied sites, sensitive environments, and assets that must remain operational and resilient through change.
Architects, Planners and Professional Consultants
Working alongside design and planning teams to provide independent client-side structure and coordination — without competing for design or advisory responsibility.

We are most useful when engaged early. Once decisions are made, options narrow — and the cost of correction tends to exceed the cost of getting it right the first time.

Director-Led Engagement

Queensbury is led by two directors who bring complementary professional backgrounds — senior programme leadership and chartered surveying — to projects where independent client-side judgement matters most. Together, they provide structure, oversight and informed challenge on behalf of the client across complex residential, heritage and estate property.

Ryan Bunce MRICS, DirectorRyan brings the technical depth that underpins Queensbury's cost and contract capability. A Chartered Surveyor with specialist expertise across heritage, ecclesiastical, rural and estate property, he advises clients on procurement, cost management, contract administration and project delivery. His experience spans complex projects where heritage significance, statutory consents and long-term stewardship require careful judgement and disciplined oversight.
Professional memberships: RICS, CHBP.

Robert Nicol, DirectorRobert brings more than two decades of senior leadership experience across complex real estate, construction and capital programmes in the UK and internationally. He specialises in project leadership, commercial management, procurement and client-side oversight, helping clients make informed decisions and maintain control throughout the project lifecycle. At Queensbury, Rob contributes strategic judgement, commercial rigour and practical delivery experience to projects where risk, investment and long-term outcomes matter.

Engagements are guided personally by the directors. Where projects require specialist surveying, design, planning or technical input, we work alongside a trusted network of consultants and professional advisors.

How We Work

Every project requires clear decisions, defined responsibilities and consistent oversight. Our approach provides structure without unnecessary complexity, helping clients maintain confidence from definition through delivery.Defined Roles and Accountability
Responsibilities are defined early so decisions are owned and acted upon.
Active Risk and Issue Management
Risks are identified and addressed proactively before they compromise cost, programme or relationships.
Construction Informed, Independently Led
We understand delivery realities and sequencing, while remaining outside construction risk and contractual bias.
Measured Senior Leadership
Consistent oversight and steady judgement, particularly when pressure increases. We do not add noise.

role across the project lifecycle

Queensbury supports clients from project definition through procurement, construction and completion. Our involvement is tailored to project needs and can combine Project Leadership, Cost Management and Contract Administration services across any stage of the project lifecycle.

Strategic Definition & Brief Development
(RIBA 0-1)
Design Development & Cost Planning
(RIBA 2-4)
Procurement & Contractor Appointment
(RIBA 4-5)
Construction Delivery
(RIBA 5)
Completion & Handover
(RIBA 6)

Our involvement is not defined by building type, but by the level of care, judgement, and continuity a project requires.

Estate Leadership & Development Advisory

Some clients are not managing a single project, but a sequence of decisions over time — across estates, evolving priorities and changing operational needs.
Queensbury supports estate owners, trustees and family offices with long-term, development-aware oversight that connects individual projects into a coherent strategy.
Our role often includes estate planning, prioritisation of capital investment, testing development and refurbishment opportunities before commitment, and coordinating multiple consultants and workstreams around a shared objective.

Land and Enabling Development

Significant estate decisions are rarely just about buildings. They often involve land, heritage assets, operational requirements, long-term stewardship and future value.
Where development opportunities exist, we help clients assess them objectively before significant time, cost or professional fees are committed. This may include enabling development, estate rationalisation, refurbishment strategies or alternative land-use options.
We work alongside planning consultants, heritage advisers, architects and rural professionals to help clients understand the implications of different routes before a preferred direction is established.
The objective is not simply to identify opportunity, but to ensure that strategic decisions support the long-term interests of the estate and those responsible for its stewardship.

The right strategy, chosen early, protects both value and intent.

Working with Architects and Specialist Consultants

Architects and specialist consultants are central to the success of most projects we become involved in. Our role is not to compete with design leadership, but to create the conditions in which good design can succeed.By bringing structure to decision-making, maintaining alignment between ambition and constraint, and ensuring issues are surfaced early, we allow design teams to focus on what they do best.Where helpful, we provide early advisory support to set out the cost, programme, procurement and delivery consequences of key strategic decisions — before significant design effort is committed. This is not redesign, re-briefing or second-guessing. It is decision alignment — helping projects progress with shared understanding and fewer downstream shocks.

Independent support that strengthens the team, not dilutes it.

Our Thinking

Queensbury publishes occasional papers on the strategic and structural questions that determine project outcomes. Each paper identifies a recurring problem we encounter in practice and sets out how it can be addressed before it becomes costly.Papers are available to read directly below.

The Pre-Design Gap
Why decision readiness determines project outcomes.
For private clients and architects.

Enabling Development — A Framework for Stewardship
How sensitive development can underwrite the long-term future of heritage assets.
For estate owners and trustees.

Enabling Development — Coordinating the Planning Case
The structural demands of a credible enabling development proposal.
For planning consultants.

Written to sharpen judgement before commitment is made.

Our Values (FORGE)

Queensbury operates with a clear set of professional principles — FORGE — that shape how we advise clients, lead projects and work with the wider team.

Forthright — Clear, honest advice, even when uncomfortable. Issues surfaced early, not deferred.Ownership — Responsibility for outcomes, not just actions. If it matters to the client, it matters to us.Rigour — Assumptions tested, detail taken seriously, decisions made with evidence — particularly where risk sits.Growth — Better projects come from reflection, learning and continuous improvement.Ethics — Independent, free of conflicts, prioritising long-term trust over short-term gain.
